Prepare a lawful sublease with a document checklist for tenants, subtenants, landlords, and property managers. Collect the prime lease (especially assignment/subletting clauses), written landlord consent if required, the subtenant’s application and screening records, the sublease draft, insurance or deposit arrangements, and notices the jurisdiction requires. Unauthorized sublets can default the prime lease. Not legal advice; consent rules and rent-control limits vary by state and city.

Highlight assignment and subletting clauses.
Required whenever the lease says consent is needed.
ID, income, and references as you would for a new tenant if permitted.
Term cannot exceed the prime lease unless the landlord agrees.
Who holds funds—landlord or original tenant—and applicable deposit laws.
Additional insured wording if the landlord requires it.
Re-issue if the dwelling requires them for new occupants.
Copies to landlord, tenant, and subtenant.
