Lease Renewal Checklist

Landlord and Tenant Leasing Resource

Prepare a lease renewal with a document checklist for landlords, property managers, and tenants. Collect the current lease and amendments, renewal-option notice and deadlines, proposed rent and term, security-deposit status, inspection or condition records, and any required disclosures. Residential and commercial rules differ, and option deadlines are often strict. Not legal advice; confirm notice timing and form requirements in the lease and your state.

Frequently Asked Questions

Is a renewal the same as a new lease?
Sometimes you sign a short extension that keeps the old lease. Other times you sign a new lease that replaces it. Read whether personal guaranties, options, and addenda survive. Do not assume silence keeps every old clause.
How important is the option notice date?
Very. Many options expire if notice is late or sent the wrong way (email vs certified mail). Calendar the deadline from the lease, not from memory. Missing it can forfeit the option.
What if rent will increase at renewal?
Collect the notice your state or lease requires for increases, plus the new rent amount and effective date. Some jurisdictions limit late-notice increases. See also the rent-increase notice template in this library.
Is this legal advice?
No. Renewal rights, rent control, and notice forms vary by state and city. Confirm the lease and local law before you treat a tenancy as extended or expired.
