Can I use one national eviction form?
No. States (and many cities) prescribe notice types, minimum days, required language, and how service must be made. A generic PDF is a drafting aid only. Use the statutory form or counsel-approved language for the property’s location.
What if I serve the notice incorrectly?
Improper service or missing required language is a common reason courts dismiss eviction cases. Follow the statute’s methods (personal, substituted, posting/mailing, etc.) and keep proof. Do not rely on a text message unless the statute allows it.
Is a notice the same as an eviction order?
